3 Bed House Conversion to a 7 Bedroom HMO

A beautiful 3 bedroom house in the heart of a growing city was acquired directly from the vendor. As this property was in an Article 4 direction area we obtained all the necessary planning approvals. We carried out a number of significant alteration to the existing floor space and constructed a new double dormer extension. This enabled us to provide 7 luxury rooms, all with 7 large en suites working off a commercial water and heating system. Our rooms are fitted to a hotel specification but providing a comfort and homely feel to our tenants.

This was a fantastic project for converting a beautifully located property in Wimbledon. We gained permission under permitted development to extend fully over the existing foot print of the 3-bed house. We added a number of extras but just to point a few out, such as Velux window, Juliet balcony doors, custom build storage units, a dedicated bathroom and a spectacular 105” 3D Home Cinema with full working surround sound system.

This was a fantastic property which had been neglected from the previous owner. It had been used as a rental property and had several problems. The owner was a tired landlord and simply wanted to get rid. We manage to snap this up with a massive discount and used the formula for buying well, adding value and then to refinance most of our seed capital back out.

This was a fully managed project from purchase to gaining the planning to then build, passing all the required approval stages along with the necessary certificate’s passed. We took this property to market for let and still manage it.

We managed to deal directly with the vendor and secure a delayed completion until planning permission had been given for change of use from A1 to C3 (shop to residential). This was a great project as it had an old cellar which we planned to also use as habitable space. We had to excavate in the basement and underpin the entire building to gain an extra 500mm of depth, following that we carefully re-designed the ground floor layout by raising that up by an additional 200mm. The goal of this was purely to gain more head height for the lower ground floor. We provided the new basement with a fully water tight tanking system with its own dedicated sump chamber. To manage airflow we provided a heat recovery system to combat the contamination of stale dry air.
